Here at IKT Consulting, we have extensive experience in producing structural engineer reports and will always make sure to include key recommendations and practical advice that is tailored specifically to your project.
Structural Engineer Reports
A structural report, also known as just an engineer’s report or a structural survey, is a fundamental part of every construction project.
Carried out by professional structural engineers, they provide a detailed evaluation of a building, outlining any repairs or maintenance that must be carried out. Any possible issues, defects and other noteworthy factors will also be provided in these reports.
What are Structural Engineer Reports for?
A structural engineer report is required by a number of different people and organisations including:
- Mortgage lenders
- Property owners
- Homeowners
- Property developers
- Insurance companies
- and more
If you’re looking to buy a property to live in or require an engineer report for commercial purposes, we’re here to help.
There are three main types of structural engineer reports available. Let’s take a closer look at what they are.
Specific Structural Inspection (SSI)
The first type of report is a specific structural inspection, or an SSI. This kind of report is a visual inspection of a particular issue or concern that has been raised about a property.
This report may focus on one or more issues that have been specifically mentioned, and will state whether or not it is a significant problem and, if it is, what action needs to be taken to rectify the issue.
However, while the core purpose of this inspection may be specific, if any other problems are noticed these may also be noted in the report.
General Structural Inspection (GSI)
In contrast, a general structural inspection will not focus on just one problem. Instead, this report will review the entirety of a property assessing whether the load-bearing elements are adequate.
This will include:
- Roofs
- Floors
- Walls
- Lintels
- Beams
- and more
The inspection will also take into account surrounding areas of a site that might be prone to risks. Following the inspection, a detailed report will be provided identifying any structural problems and concerns and outlining how they can be fixed.
Where repairs are required, budgets may also be provided in the report.
Periodic Structural Inspections
Periodic Structural Inspections are important for maintaining and ensuring buildings remain structurally sound and do not pose a safety hazard to occupants and public.
Here are some key points:
- Inspections identify potential problems early - Issues like cracks, corrosion, rot, or damage can be caught early before becoming major hazards.
- Ensures structures meet codes - Inspections verify structures continue to meet legal building codes for safety and occupancy.
- Allows for repairs and maintenance - Inspections facilitate proactive maintenance and repairs to prevent bigger, costly damage.
- Provides analysis data - Detailed inspection reports document a structure's evolving condition over time.
- Critical for older structures - Regular inspections are especially important for ageing infrastructure.
- Varies by structure type - Inspection frequency and scope may differ for bridges, buildings, stadiums, etc. based on use and risks.
- Look at structural components - Inspections review foundations, floors, walls, roof, drainage, connections, and other load-bearing elements.
- Performed by professionals - Structural engineers, inspectors, and architects trained in examining buildings/infrastructure.
- Non-destructive where possible - Methods like drone views, corrosion sensors, imaging scans used to avoid damage.
- Essential for safety and longevity - Helps preserve integrity, resilience, and occupancy of critical infrastructure.
